Development on land affected by environmental emissions
The Development Affected by Environmental Emissions from Transport (PDF, 289 KB) outlines the Department of Transport and Main Roads policy position on the development of land affected by environmental emissions (noise, vibration, air emissions and particles and light) from linear transport operations and infrastructure. This includes busway, railway, light rail and state-controlled road infrastructure.
The policy provides the development industry with basic information including:
- the impact environmental emissions can have on both the operational integrity of the transport system and the health and wellbeing of the community, if not addressed when planning new development adjacent to state transport corridors and infrastructure
- when the department considers land to be adversely affected by environmental emissions generated from state transport corridors and infrastructure
- the department’s policy position on how land that is considered to be adversely affected by environmental emissions generated from state transport corridors and infrastructure should be developed (including relevant environmental criteria that should be met by development).
Where relevant, this policy is used by the State Assessment Referral Agency for development assessment conditioning for applications where there is a matter of interest to the state, and for reviewing local government planning schemes.
